Residential Sale (Leasehold)

Please note that our fees mentioned above are based on a standard transaction and on the basis that no unforeseen matters are to rise. Which includes but is not limited to there being more than one mortgage or charge registered on the title. Or if there are any notices or cautions that are registered on the property that will need to be removed or if there are any disputes between joint owners of the property and thus separate payments being required. We will advise you as soon as we can regarding the same.

Disbursements

Please note that disbursements are to be paid in addition to our legal fees, which are merely charged for our services. The majority of these disbursements are set by third parties and thus out of our control to advise on an exact figure.

Estate Agents Commission

(If Applicable)

This is dependent on whether you have instructed any estate agents for the sale of your property. Their price would have already been agreed with you and we can pay the same on your behalf with your authority.
Management Pack/ LPE1

(If Applicable)

This is only applicable for Leasehold properties and is the cost of providing relevant information that is accessed by Managing Agents/Freeholders. Once we are aware of the charges, we will advise you of the same.

There may be other disbursements which may be payable, dependent to the nature of your transaction. We will advise you as soon as we can regarding the same.

Timescales

The average conveyancing process takes between 6-8 weeks from receiving the completed protocol forms from yourself. Although the process is dependent on other factors out of our control including and not limited to, additional enquires raised, defective titles and whether or not the chain is ready to complete. It may be quicker or slower depending on parties within the chain and whether or not your sale is dependent on a simultaneous purchase of another property.
